What this building is

Bohemian Embassy Lofts is a soft loft at 1169-1171 Queen Street W, in Beaconsfield Village. It was purpose-built as housing in 2012, not converted from an earlier use. The catalogue records 364 units.

Purpose-built in the loft idiom: open plans, tall windows and exposed services, but new construction rather than a conversion.

The Bohemian Embassy, marketed as the Bohemian Embassy Flats and Lofts, is a residential complex at 1169 and 1171 Queen Street West, occupying much of a block on the street. A construction listing in the Daily Commercial News described it as a 19-storey condominium tower attached to an eight-storey building facing Queen Street, with retail space at grade, two levels below ground, and glass and brick cladding over a concrete and structural steel frame.

The block was assembled by Baywood Homes, and the proposal met organized community opposition when it was put forward in 2005. The scheme was approved through the Ontario Municipal Board, and a later settlement with the City allowed two buildings on the site, with the lower one on Queen Street held to eight storeys. By 2010 the project was being reported as a Pemberton Group development. The architects were IBI Group and Page + Steele, with interiors by II BY IV Design. Construction was scheduled to start in October 2008, and the ACO Toronto building inventory records the complex as completed in 2010.

The complex sits in West Queen West, a short walk east of Dufferin Street, in an area where several mid-rise and tower projects were approved in the same period. The 501 Queen streetcar runs along Queen Street West in front of the building, and the Dufferin bus connects north to Dufferin station on Line 2.
