What this building is

Abacus Lofts is a soft loft at 1239 Dundas Street W, in Beaconsfield Village. It was purpose-built as housing in 2015, not converted from an earlier use. The catalogue records 39 units.

Purpose-built in the loft idiom: open plans, tall windows and exposed services, but new construction rather than a conversion.

Abacus Lofts is an eight-storey condominium of 39 suites at 1239 Dundas Street West, in Little Portugal on the stretch of Dundas between Ossington Avenue and Dovercourt Road. The site, about 8,000 square feet, was previously occupied by an auto service centre.

The building was developed by DAZ Developments and designed by Quadrangle Architects with RAW Design, where Richard Witt was principal in charge. It was completed in May 2015. Its principal design feature is the north facade facing Dundas Street, where each floor projects as a wedge set at a sharper angle than the one below up to the fifth floor, after which the angles recede again toward the eighth. The stepped form sets back the lower levels to widen the sidewalk in front of the ground floor retail, and sloped upper terraces reduce shadowing on the street. The windowless east and west walls are clad in charcoal brick and were left blank in anticipation of future development on the neighbouring lots. Because the lot is narrow, parking is provided in a below grade stacked system using hydraulic lifts. Suites range from one bedroom units of about 470 square feet to two bedroom units of about 1,300 square feet.

The 505 Dundas streetcar runs along Dundas Street West in front of the building.
