What this building is
Ninety Lofts is a soft loft at 90 Broadview Avenue, in Riverside. It was purpose-built as housing in 2013, not converted from an earlier use. The catalogue records 222 units.
Purpose-built in the loft idiom: open plans, tall windows and exposed services, but new construction rather than a conversion.
The Ninety is a nine-storey loft condominium at 90 Broadview Avenue, just south of Queen Street East in the Riverside area. It was developed by Harhay Developments with Carttera as equity partner, and designed by Core Architects, with Charles Gane leading the design of the new portions. The UrbanToronto project database and 2009 Toronto Star coverage both give the building 222 units. The structure was topped off in April 2012.
The project retains a former Coca-Cola bottling plant on the site, which the Toronto Star dated to 1933. Rather than demolishing the older structure, the developer built over and around it, using its concrete columns to carry additional floors. A concealed partial floor transfers loads from the new structure down into the old one, and a staircase links the two parts. The new building is U-shaped, with north and south wings around a courtyard that opens to the west. Its exterior combines glass and concrete with brick, and stepbacks on the upper floors create terraces for many suites, while others have deep balconies.
The building is a short walk from the intersection of Queen Street East and Broadview Avenue, where the 501 Queen streetcar stops. The Don River and the Don Valley Parkway lie a few blocks to the west, and Leslieville extends to the east along Queen Street East.
