What this building is

Victory Lofts is a soft loft at 478 King Street W, in King West Village. It was purpose-built as housing in 2012, not converted from an earlier use. The catalogue records 179 units.

Purpose-built in the loft idiom: open plans, tall windows and exposed services, but new construction rather than a conversion.

Victory Lofts, marketed during construction as Victory Condos, is a 12-storey condominium building at 478 King Street West in the King and Spadina area. It was developed by BLVD Developments, a sister company of Lifetime Developments, together with Lifetime, and designed by Wallman Architects under architect Rudy Wallman. Interior design was by Munge Leung, now Studio Munge, and Tucker Hirise Construction is listed as builder. UrbanToronto's project database records 179 units.

Construction was under way by July 2010, and by June 2011 the building was reported to be close to completion. The building sits back from the King Street sidewalk and is largely hidden behind its neighbour on the street frontage. Its exterior is composed of horizontal bands of glass and brick with dark cladding, and the balcony dividers were finished to match the exterior cladding. Larger balconies and terraces occur on several floors, and the penthouses include private rooftop patios reached by stairs. A landscaped laneway promenade leads to about 3,500 square feet of ground-floor retail space, and a driveway gives access to parking.

The building is part of the stretch of King Street West between Spadina Avenue and Bathurst Street that has been redeveloped with mid-rise and high-rise residential buildings since the 2000s. The 504 King streetcar runs along King Street West in front of the site, and the 510 Spadina streetcar runs along Spadina Avenue nearby.
