What this building is
Thompson Residence Lofts is a soft loft at 38 Stewart Street, in King West Village. It was purpose-built as housing in 2016, not converted from an earlier use. The catalogue records 314 units.
Purpose-built in the loft idiom: open plans, tall windows and exposed services, but new construction rather than a conversion.
Thompson Residences is a two-building condominium development on the south side of King Street West, just east of Bathurst Street. It was developed by Freed Developments and designed by the Montreal firm Saucier + Perrotte Architects, with ZAS Architects also credited. The development consists of two long parallel buildings: a 15-storey building facing King Street and an 11-storey building to the south that forms the Stewart Street frontage. Construction coverage gives a combined total of 408 condominium units across the two buildings. Construction was wrapping up in December 2015, when the first residents were moving in.
The site was previously occupied by the Executive Motor Hotel, a modernist building that was replaced by the new development. Saucier + Perrotte gave both buildings a shared push-pull facade of alternating extruded and recessed rectangular boxes, with the depth of the pattern increasing on the upper storeys. The east wall is clad in matte black aluminum panels of varying widths, offset at each level, with tinted windows set nearly flush with the cladding, while the north and south faces use a glass window wall with slim dark mullions. Balconies are inset on the south side, and the balconies on the Stewart Street side are deeper.
Stewart Street is a short street lying just south of King Street West and east of Bathurst Street. The Thompson Hotel, built by the same developer, stands nearby. The 504 King streetcar runs along King Street West, and the 511 Bathurst streetcar runs along Bathurst Street at the western end of the block.
