What this building is

River City II Lofts is a soft loft at 185 Eastern Avenue, in Corktown. It was purpose-built as housing in 2015, not converted from an earlier use. The catalogue records 240 units.

Purpose-built in the loft idiom: open plans, tall windows and exposed services, but new construction rather than a conversion.

River City II is the second phase of River City, the four-phase residential community developed by Urban Capital in the West Don Lands after Waterfront Toronto selected the company in 2008. Like the other phases, it was designed by Saucier + Perrotte Architects of Montreal with ZAS Architects of Toronto. Waterfront Toronto lists the phase as completed in 2015, and UrbanToronto reported residents moving in during that year.

The building is a single structure designed to read as three 12-storey volumes, joined by glass bridges and set along Lower River Street facing Corktown Common, with townhomes at the base. Where the first phase is clad in dark materials, this phase is white. Its facades mix fritted and banded windows, combining transparent glazing with opaque white panels, and selected suites are rotated 90 degrees so that their white walls form the exposed sides of the volumes. The River City lot as a whole was formerly occupied by auto body shops and tanneries and required remediation before construction.

The phase sits between River City I to the north and River City III to the south, in the area where Corktown meets the West Don Lands. Underpass Park, built beneath the Adelaide Street and Eastern Avenue ramps between the first and second phases, adjoins the site, and the Don River and its trail system lie to the east. King Street East, served by the 504 King streetcar, is a short walk north.
