What this building is

DNA3 Lofts is a soft loft at 1030 King Street W, in King West Village. It was purpose-built as housing in 2015, not converted from an earlier use. The catalogue records 602 units.

Purpose-built in the loft idiom: open plans, tall windows and exposed services, but new construction rather than a conversion.

DNA3 is a condominium development at 1030 King Street West, on the block bounded by King Street West to the south, Shaw Street to the east and Shank Street to the north. It was developed by Canderel Stoneridge with Tricon and designed by Graziani + Corazza Architects, with interiors by Cecconi Simone and landscape architecture by Cosburn Nauboris Landscape Architects. The completed project consists of two buildings, linked at the second floor by an outdoor terrace between the towers, with retail space planned along the King Street frontage.

The site went through a lengthy approval process. A rezoning application filed in December 2008 proposed a terraced W-shaped condominium of 9 to 15 storeys. A revised scheme submitted in June 2010 proposed two 10-storey towers fronting King Street and two 14-storey towers running through the interior of the site to Shank Street. City planning staff considered the massing and height still inappropriate, and in August 2010 the owners appealed the rezoning to the Ontario Municipal Board.

Construction was scheduled to begin in late 2011, and by July 2013 the buildings stood five to six storeys above the street on the way to a final height of 14 storeys. UrbanToronto's project database lists a maximum of 15 storeys. Suites included one-bedroom layouts, and the top floors were released as penthouse and lower penthouse levels. The 504 King streetcar runs along King Street West in front of the site.
