What this building is

Carlaw Lofts is a soft loft at 345 Carlaw Avenue, in Leslieville. It was purpose-built as housing in 2015, not converted from an earlier use. The catalogue records 320 units.

Purpose-built in the loft idiom: open plans, tall windows and exposed services, but new construction rather than a conversion.

The Carlaw is a 12-storey condominium at 345 Carlaw Avenue, at the corner of Carlaw Avenue and Dundas Street East, where Leslieville meets South Riverdale. It was developed by Streetcar Developments with Dundee Realty, listed in later records as Dream Unlimited, and designed by TACT Architecture with Giovanni A. Tassone Architects. The existing building at 345 Carlaw was demolished in 2013 to clear the site, and construction reached the fourth storey by July 2014. The building contains 320 units, including townhomes in the northeast part of the site.

The building is L-shaped and anchors the corner. TACT principal Prishram Jain described its style as warm modernism. The exterior combines glass curtain wall and wrap-around balconies with masonry brick, including ironspot slate-grey brick, and precast concrete accents on balconies and canopies. The brick is intended to reference the industrial history of the area. The adjacent commercial building at 349 Carlaw was retained, in part to step density down toward the north. The ground floor was designed to house a new venue for Crow's Theatre together with a restaurant.

The Taylor, a smaller Streetcar Developments building also designed by TACT, adjoins it to the east, and together the two buildings occupy a full block of Dundas Street East. The 505 Dundas streetcar runs along Dundas Street, and the 501 Queen streetcar runs along Queen Street East a few blocks to the south, near Jimmie Simpson Park.
