What this building is

383 Sorauren Lofts is a soft loft at 383 Sorauren Avenue, in Roncesvalles. It was purpose-built as housing in 2016, not converted from an earlier use. The catalogue records 161 units.

Purpose-built in the loft idiom: open plans, tall windows and exposed services, but new construction rather than a conversion.

383 Sorauren is a ten-storey condominium at 383 Sorauren Avenue in the Roncesvalles area, on a site between the West Toronto rail corridor and the Victorian streets of Roncesvalles Village. Reports during construction put the building at between 142 and 145 suites. Its neighbour to the south is the Robert Watson Lofts, a former warehouse converted to residential use, and Sorauren Park lies a few doors south.

The building was developed by Gairloch Developments and Centrestone Urban Developments, designed by architectsAlliance with Peter Clewes as lead designer, and fitted out with interiors by Johnson Chou. It was completed in 2016. The design is arranged in three layers: a glass-walled base of double-height townhouses with their own entrances along Sorauren Avenue, a middle section of brick faces cut by deep rectangular recesses that recall the surrounding warehouses, and a fully glazed two-storey pavilion on top, set back on all sides and containing penthouse suites. Suites have exposed concrete ceilings, and each has a terrace, balcony or French balcony. The building received a City of Toronto Urban Design Award of Excellence for Building in Context in 2017.

Dundas West station on Line 2 and the Bloor GO and Union Pearson Express station lie to the north, and the 504, 505 and 506 streetcar routes serve the surrounding streets.
