What this building is

109 OZ Lofts is a soft loft at 109 Ossington Avenue, in Trinity Bellwoods. It was purpose-built as housing in 2018, not converted from an earlier use. The catalogue records 87 units.

Purpose-built in the loft idiom: open plans, tall windows and exposed services, but new construction rather than a conversion.

109OZ is a six-storey condominium at 109 Ossington Avenue, at Argyle Street, on the stretch of Ossington between Queen Street West and Dundas Street West. It contains about 85 loft-style suites in one and two bedroom layouts of roughly 500 to 1,200 square feet, above retail space along Ossington Avenue.

The building was developed by Reserve Properties and designed by RAW Design, with Roland Rom Colthoff as lead architect, and with interior design credited to II BY IV Design and Graziani + Corazza Architects. Plans were made public in 2012 and drew objections from neighbours, who argued that the building was too tall and too large for its setting, which slowed the approval process. To reflect the existing lot divisions on the street, the facade is broken into what reads as four smaller buildings with staggered storeys. It is clad mainly in dark brick and zinc, with relatively little glass, and the recessed balconies were finished in colours selected by purchasers. Residents began moving in during the fall of 2017.

Ossington Avenue between Queen and Dundas is a commercial strip of restaurants, bars and shops set among older houses. The 63 Ossington bus runs along the avenue, connecting with the 501 Queen streetcar to the south and the 505 Dundas streetcar to the north.
